Prices take a beating in Winter Park Area: Comparing 2009 to 2008, the Average Sales Price of Residential property dropped 19%, Condominiums fell 33% and Vacant Land prices dropped 41%.
Light at the end of the Tunnel?
Sales are increasing in Grand County: In January 2009 only 18 properties sold in all of Grand County, however, this was the low point and sales trended upward in the months that followed. There were 59 sales in December 2009 and October 2009 was the busiest month with 64 sales.
Inventory is decreasing: With the increase in sales, monthly inventory is decreasing. Monthly inventory peaked in January of 2009 at 99.56 months and as of December 2009 that number decreased to 30.2 months.
